Contractors quote after seeing the roof, not from a postcode, so where in Murrieta you are affects who turns up rather than what you are told.
Close behind that: morning fog that sits on the roof until mid-morning. Slopes that never get direct sun stay wet for hours after the fog burns off, and that is where moss, lifted shingles and soft decking start.
Most asked for around here: gutters and drainage
A roof that drains badly rots at the edges first — fascia, soffit, then the ends of the rafters. All of it cheaper to prevent than to replace.
Questions
Should I take the cheapest quote?
Only if it is the same roof. Most large gaps between quotes are scope gaps. Ask the cheapest contractor which of the other quotes items they have left out, and why.
I rent. Can I use this?
You can submit it, but the owner has to authorise any work, so the useful move is to get the landlord to make the request or to give you permission in writing first. Contractors will not start work for a tenant.
What warranty should I expect?
Two separate things. The manufacturer covers the material for its rated life, but only if it was installed to their specification. The contractor covers workmanship, commonly five to ten years, and only for as long as they are trading.
